Purchasing

Status of ownership and other clarifications: 


The area of Dos Vistas is concession land, or a lease from the municipality of Parrita.
It is a commercial concession and all paperwork is in order for small casitas such as ours to be built.
  


The individual buyers will receive shares in the corporation which owns 100% of the concession.
The shares will be equal to the percentage owned and the individual owners will also share in ownership
of the common areas as well.

An example:
Someone owns lot 16 or 5% of the total number of properties available.
He or she will own shares equivalent to 5% of the total outstanding
stock. The stock certificate itself and corporation will show specifically which piece
of ground is assigned to that individual and stock certificate.
This is a common method of ownership and poses absolutely no risk.
 


There will be a Home owners association which will ultimately be responsible for managing the entire complex and its
maintenance. Initially, a $75 per month fee will be charged for security, maintenance and upkeep of the project itself.
That will be adjusted overtime and managed by the residents themselves.



The present owners will fulfill this function until a minimum of 50% of the properties are sold.

“Ok, I am hooked… I love your project… But can I afford it?”

We know that not everyone can afford our beach homes simply because that is reality.
But… what we do know is that our beach homes and all that Dos Vistas is more affordable (We believe) than any
beach community has ever been before.
 


The prices are the easy part:   The first four beachfront lots (1, 2, 11, 12) are $75,000 each (All Sold)…
THAT IS HOUSE AND LOT AND ALL THAT DOS VISTAS ENTAILS….

Lots (10, 20)with a view towards the estuary are $70.000 each...
The middle lots are $65,000.
The price for all lots include everything (except closing costs of course).

It gets better: We are also offering financing. The typical financing package will be $25,000 down with the
balance of $40,000 payable over 10 years at 6%. We have discounts available for cash purchases or larger
downpayments AND we also have packages available for those who wish to have smaller individual monthly payments.  
(in other words, if perhaps you can afford the down payment but perhaps would like a lower monthly payment… we may
be able to work out a package which will work for your individual case).
If you can afford perhaps the initial downpayment over the course of a year… tell us and ask if we can work together.
Maybe we can.  


We obviously know that we cannot help everyone. But we genuinely want to help
as many as possible. If you have already fallen in love with Dos Vistas and maybe just
need “a little help”…

In another life, Rhonda and I were in the printing business and we had several print/copy shops… and in one of them we had a sign which said “prices of all work will vary depending upon how much we like you” .
