About half way through the flight I got chatting to the guy next to me – a tanned 30 something called Bill, and during the conversation I revealed the reason for me heading to Miami.
“Forget Miami”, he said. “You won’t get any good deals there... Or anywhere in the States for that matter”.
“Really”, I said, surprised.
“Nah, if you want a genuine bargain, you want to check out the Casita Projects in Costa Rica”.
“What are they?”, I asked, intrigued.
Bill not only answered my question…
He Proceeded To Completely Transform My Real Estate Investment Strategy In The Space Of 30 Minutes!
Bill told me that in March the previous year, he’d heard about some real bargains that had sprung up in Costa Rica. Apparently, they were called “Casitas”, the Spanish word for little houses, and Bill had flown over there to check them out.
When he arrived he couldn’t believe what he found!
There were three casita projects in total, and each one had casitas ranging from 1-3 bedrooms in size. They were located in stunning areas and were built for maximum privacy.
They all had swimming pools, concierge services and either mountain, beach or ocean views!
And what’s more, they commanded premium rents because of their high quality build and location.
“So what did you do?” I asked…
“I bought one on the spot, Bill replied”… “The one closest to the beach!”
“Really!” I answered, open mouthed. “And what are the prices like?” I said.
“Well, that’s the most amazing thing”, said Bill. “Every single one of them is priced under $100,000, but a lot of them can be picked up for much less”.
“Some Of Them Are Even As Low As $40,000!”
“So how much was yours”, I asked, hoping that he wouldn’t mind telling me.
“Mine was just $55,000, and I got developer financing for ten years! I rented it out within 2 weeks and there’s a nice couple from England living there right now!”
As you can probably imagine, at this point I was desperate to reroute the plane and head straight for Costa Rica!
But I couldn’t…
So I decided to make the best use of my time and proceeded to bombard my new friend with even more questions before we landed and parted company.
“So how are they so cheap?” I asked. Are the casitas well built? What’s the area like? Does Costa Rica get a lot of tourism? Will I see any instant equity?
Naturally, I had a million and one questions running through my head, and Bill was happy to answer them all.
He explained that the Casitas were very cheap to begin with, but since the global recession hit, they’d dropped in value even more, which was a big reason for the incredibly low prices.
He also revealed that Costa Rica is one of the most popular tourist destinations in the world, and that more people who visit Costa Rica choose to return than any other destination in the world!
“Trust me”, Bill said. “I checked everything out before I went out there. Not only is it an investor’s paradise, the developer is from Minnesota and has been living there for 10 years - and he’s even had a huge write up in Newsweek!
“Seriously. Forget Miami, and check these out before they’re all gone”.
So what happened next?
Well, I made my way over to Costa Rica two weeks after! I nosed around, had a meeting with the developer and his wife, and discovered that EVERYTHING Bill told me had been true.
In fact, it was actually MUCH better!
And what about the Miami trip? Did I pick up a bargain?
No, I didn’t. It was a complete waste of time, just as Bill had told me it would be.
